Enjoy views of the Tuscan landscape while also being just a short distance from the Maremma Coast when you stay at Villa Marchesa, Maremma Coast,Tuscany. Get the best of both worlds - the hills and the sea from this large and newly built mansion retreat. Ideal as a location for an intimate special event or a large gathering, it boasts nine bedrooms and abundance of features, services, and amenities.

Visitors to the villa enjoy daily breakfast service and access to a private tennis club and golf course nearby, but the private woodlands, large gardens and grounds, and amenities on the premises may be enough to keep you satisfied for your entire stay. Like a classic villa, this property has a large swimming pool and surrounding terrace. The pool is L-shaped and features three different depths along with a waterfall. The terrace features sun beds and also a pool house.

The exterior of the property also boasts a classic veranda furnished with lounges and al fresco dining tables. Just steps from the loggia are large doors into the interior and its beautifully decorated living spaces. The property has the appearance of an older villa and features heavy wooden beams, terra cotta floors, and taller windows and doors to capture the light. They enhance such spaces as the living room, the various sitting rooms with fireplaces, and the oversized dining room. There is also a modern and warm kitchen that can serve as a casual dining space.

There are nine bedrooms in the villa, and they are spread between the main villa and the Annex. They range from a queen suite with fireplace and en suite bath to a master suite that has access to the rooftop.

If you want the perfect balance of nature, modern charm, and Tuscan beauty, the Villa Marchesa is going to satisfy you.

The Weekly Rate Includes: Electricity, A/C, heating, water and final cleaning. Housekeeping service up to 8 hrs per day and Sunday 8:30 am to 12:30 pm, Welcome dinner (chef's choice, wine not included), daily breakfast service (food and beverage not included), WiFi internet connection, access to private golf club and tennis court.

Food, beverage and provisioning fee not included. Cook service, Personal laundry and Ironing service, Babysitting service upon availability, telephone charges are all available at an additional cost and are paid for locally in Euro. Please ask your villa specialist for quotes and fees.

For new bookings the Property Manager is modifying the cancellation policy as follows :
~ If guests cancel the reservation, all paid amounts are forfeited and kept as a voucher credit to be used at the same villa for up to 12 months to original arrival date. 

The Covid-19 Modified Cancellation Policy is applicable in the event that :
1. The Italian government refuses passengers’ entry based on their origin (whether by residence, recent travel to a particular destination, or based on flight origin).
2. A Foreign government issues a specific travel ban to or from Italy that prevents a guest from traveling.

Common Questions
Do we share the villa? click to close
No. You will not share the villa with another party. The villa is exclusively yours. If a larger villa offers a lower bedroom rate category, the villa will remain exclusively yours but the unrented bedrooms will be locked off.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Yes. Isle Blue stands behind you throughout your entire vacation. Unlike other companies, each property we offer has been hand picked to ensure that our standards are met. All property managers are vetted and payments are required to be held in escrow. Our primary obligation is to ensure your satisfaction and to have an exceptionally memorable vacation.
Can you explain the reservation process? click to open
Once a reservation request is received, Isle Blue will request a contract from the property manager for your dates of interest. Once the dates are confirmed and contract is received from the property manager, a payment will be required to confirm your reservation.
Once a reservation is confirmed, a concierge will welcome you to the planning stages of your vacation to assist with arrival logistics, rental cars, transfers, and a host of concierge services.
Can we arrange an early check in? click to open
Early check in may be possible but is at the sole discretion of the property manager. Early check in permission may not be granted until 24 hours prior to arrival.
Can we arrange a late check out? click to open
A late check out is rarely granted due to the turnover needs of a villa. A late check out may only be granted 24 hours prior to your departure from the property and only when there is no check in scheduled on the day of your check out. If a late check out is urgently needed please contact us.
Are transfers to the property included? click to open
Select villas may include a one way or roundtrip airport transfer while others may provide an escort or meeting point. Arrival logistics will be handled by your dedicated concierge as well as other concierge needs. The property's transfer policy will be listed under the Policies section.
What to expect upon arrival? click to open
In general, a villa orientation will be provided along with a key turnover. During the orientation, information and instructions for the property will be provided. Emergency contact information will be provided. We are available 7 days a week to assist with any urgent needs.
The arrival procedures vary from villa to villa, select villas may include welcome provisioning while other properties will provide basic arrival information.

Since these vacation homes are one of a kind properties, the cancellation policy is strict. We highly recommend considering trip/travel insurance to protect against any unexpected cancellations or issues that may arise.

What happens if the property becomes unavailable after I reserve? click to open
In the unlikely event, the rented property becomes unavailable due to a major issue that may affect a guest's experience or a transfer of ownership, Isle Blue will coordinate with the property manager to find an alternate property of equal or superior standard that is subject to the guest's approval. If an alternate property is not acceptable to the guest, the guest will receive a full refund.

Yes, we accept all major credit cards. American Express, Visa, Mastercard and Discover are accepted. Please note that credit card charges may be subject to additional fees. There are no fees with payment by wire transfer or check.
In the near future, we expect to accept a greater variety of payment methods and currencies via Stripe.

Housekeeping tends to be a standard among vacation homes but the frequency may vary greatly depending on the property manager’s standards. Most properties will offer daily housekeeping (except Sunday and holidays) while other villas may only provide a mid-week cleaning. Please refer to the Policies section to learn about the housekeeping frequency of the property.

Yes. The property will provide bath and pool towels along with linens. Towels and linens will be refreshed as needed.

A property may supply an initial supply of soap, shampoo, toilet paper and paper towels but replenishment of supplies once exhausted may be the responsibility of the guest. Each property varies in their handling of toiletries and paper products.

Solenne worked with me for months working up towards our vacation. She was extremely responsive and provided me with many options of Italian experiences and resources to plan our trip. This is the second time I have worked closely with Solenne and her knowledge, hospitality and kindness go above and beyond! Olivia was our property manager in Tuscany. She was also extremely resourceful and helpful throughout our week at the Villa. She helped us navigate airline, rental car, COVID issues that allowed us to thoroughly our trip hassle free. Olivia also provided us a cooking class at the Villa and she included her husband, Nicola, to educate us on his wine. My family loved the experience and being a part of creating a delicious tuscan meal. Olivia also prepared us a delicious tuscan Thanksgiving feast- unbelievable! The company that provided us the wine experiences to Brunello and Montepulciano/Pienza were good. Our driver for the Brunello experience made an early mistake about our timing which created some stress; however, the day continued and the winery choices were spectacular. Our experience to Montepulciano was excellent. I really appreciated the chosen places- the village, a farm for lunch; and the winery. It was a great variety and allowed us to experience the culture of the villages Our trip to Tuscany went above and beyond our expectations!! Thank you!! My family will have this lifetime memory.
