Set on a private farm south of Siena, the Villa Giunia, Val D'Orcia, Tuscany, is a truly idyllic place for those who want to experience Tuscany in its most authentic forms. A large farmhouse that is adjacent to a forest reserve, this villa is large and spacious. Ideal for a family gathering or special event, it is surrounded by trails, gardens, horse stables, and more.

This villa is not one but several well preserved and restored buildings. Made of the native stone, they each retain their original design and charm. Modernized to offer the best comforts, they provide a perfect blend of outdoor and indoor living spaces, comfort and ease, and the best of the Tuscan setting.

There are many outdoor spaces to enjoy. There are several swimming pools tucked into the grounds, a massive al fresco dining terrace, an astronomical observatory, a gym and massage room. There are open and covered loggias and a perfect nook for anyone to spend hours reading, sunbathing or taking in the scenery. There is the infinity edge pool on the terrace, and a spot with three plunge pools of varied temperatures, also with views of the hills.

When you are ready to head indoors, you can enjoy the different shared living spaces that include living rooms and lounges, some with working fireplaces and all with access to the garden and views. There is a huge dining room, and a commercial grade kitchen. Daily continental breakfast is also prepared for you here as well.

The 14 bedrooms are spread out in the main villa where there are ten queen suites. Each has a unique element such as a terrace and Jacuzzi or a living room with fireplaces, and all have en suite bathrooms. The guesthouse has three queen suites all with en suite baths, and a guest suite features the final queen suite.

If a large gathering or event is in your future, and you want a truly flawless Tuscan setting, the Villa Giunia is the perfect choice.

The Weekly Rate Includes: Electricity Water, gas and final cleaning. Morning housekeeping (9am - 12pm), mid week bed linen and towel change including pool towels, daily Buffet continental breakfast, WiFi access, exclusive use of the swimming pool and 3 jacuzzi (heating is extra), use of the astronomical observatory, an astronomer available once a week by prior arrangement with the owner.

Food, beverage and provisioning fee not included. Extra housekeeping, A/C and heating for common tubs, additional bed linen change, personal laundry are all at an additional cost and paid locally in Euro.  Please ask your villa specialist for quotes and charges.

For new bookings the Property Manager is modifying the cancellation policy as follows :
~ If guests cancel the reservation, all paid amounts are forfeited and kept as a voucher credit to be used at the same villa for up to 12 months to original arrival date. 

The Covid-19 Modified Cancellation Policy is applicable in the event that :
1. The Italian government refuses passengers’ entry based on their origin (whether by residence, recent travel to a particular destination, or based on flight origin).
2. A Foreign government issues a specific travel ban to or from Italy that prevents a guest from traveling.

Common Questions
Do we share the villa? click to close
No. You will not share the villa with another party. The villa is exclusively yours. If a larger villa offers a lower bedroom rate category, the villa will remain exclusively yours but the unrented bedrooms will be locked off.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
Are we protected from fraud? click to open
Yes. Isle Blue stands behind you throughout your entire vacation. Unlike other companies, each property we offer has been hand picked to ensure that our standards are met. All property managers are vetted and payments are required to be held in escrow. Our primary obligation is to ensure your satisfaction and to have an exceptionally memorable vacation.
Can you explain the reservation process? click to open
Once a reservation request is received, Isle Blue will request a contract from the property manager for your dates of interest. Once the dates are confirmed and contract is received from the property manager, a payment will be required to confirm your reservation.
Once a reservation is confirmed, a concierge will welcome you to the planning stages of your vacation to assist with arrival logistics, rental cars, transfers, and a host of concierge services.
Can we arrange an early check in? click to open
Early check in may be possible but is at the sole discretion of the property manager. Early check in permission may not be granted until 24 hours prior to arrival.
Can we arrange a late check out? click to open
A late check out is rarely granted due to the turnover needs of a villa. A late check out may only be granted 24 hours prior to your departure from the property and only when there is no check in scheduled on the day of your check out. If a late check out is urgently needed please contact us.
Are transfers to the property included? click to open
Select villas may include a one way or roundtrip airport transfer while others may provide an escort or meeting point. Arrival logistics will be handled by your dedicated concierge as well as other concierge needs. The property's transfer policy will be listed under the Policies section.
What to expect upon arrival? click to open
In general, a villa orientation will be provided along with a key turnover. During the orientation, information and instructions for the property will be provided. Emergency contact information will be provided. We are available 7 days a week to assist with any urgent needs.
The arrival procedures vary from villa to villa, select villas may include welcome provisioning while other properties will provide basic arrival information.

Since these vacation homes are one of a kind properties, the cancellation policy is strict. We highly recommend considering trip/travel insurance to protect against any unexpected cancellations or issues that may arise.

What happens if the property becomes unavailable after I reserve? click to open
In the unlikely event, the rented property becomes unavailable due to a major issue that may affect a guest's experience or a transfer of ownership, Isle Blue will coordinate with the property manager to find an alternate property of equal or superior standard that is subject to the guest's approval. If an alternate property is not acceptable to the guest, the guest will receive a full refund.

Yes, we accept all major credit cards. American Express, Visa, Mastercard and Discover are accepted. Please note that credit card charges may be subject to additional fees. There are no fees with payment by wire transfer or check.
In the near future, we expect to accept a greater variety of payment methods and currencies via Stripe.
Is housekeeping included? click to open
Housekeeping tends to be a standard among vacation homes but the frequency may vary greatly depending on the property manager’s standards. Most properties will offer daily housekeeping (except Sunday and holidays) while other villas may only provide a mid-week cleaning. Please refer to the Policies section to learn about the housekeeping frequency of the property.

Yes. The property will provide bath and pool towels along with linens. Towels and linens will be refreshed as needed.
Are toiletries and tissues provided? click to open
A property may supply an initial supply of soap, shampoo, toilet paper and paper towels but replenishment of supplies once exhausted may be the responsibility of the guest. Each property varies in their handling of toiletries and paper products.
Is a hair dryer available? click to open
A hair dryer should be available at the property. Upon arrival, please check the bathrooms or closet. Typically, a hair dryer is included in each bathroom.

Typically yes, irons tend to be standard equipment for vacation homes. Please ask the property representative upon orientation for the location of the iron.

Isle Blue was so easy to work with especially trying to book from the United States. We went for our honeymoon and we couldn’t be happier with our experience! Our concierge‘s Mehdi was on point for anything we needed, reservations, suggestions on where to go and booking excursions. We will definitely be making our stay at Mirabelle Villa a yearly trip!

The Villa was more like a compound, it was extravagant with the best views you could imagine. We felt safe and at home, thanks to the amazing staff we were provided! Dania The housekeeper was amazing and our concierge‘s Mehdi couldn’t have been any better!

I loved staying in Mille Fleurs. I only have positive things to say about it. First of all, the house and the view are absolutely stunning! I couldn’t believe how well stocked the kitchen was. They had everything that you could possibly need. Heather, who cleans and takes care of the house, knows most everything and does an amazing job! We also enjoyed walking throughout the neighborhood. It’s a great workout with all of the hills! I do hope to return one day…I miss the house snd the view already!

We had a fabulous time in a fabulous house. Everyone involved was so helpful and great from beginning to end! We will definitely be back. Thank you so much!

Our stay at Isle Blue's Villa Capri was absolutely perfect! The villa was beautiful and exactly as shown in the photos online - it was super clean and included everything you could need on vacation: fully equipped kitchen, washer/dryer, beach towels, bluetooth speaker, pool floats, a kayak, paddle board, a gas grill, wifi - the list goes on! We woke up to the stunning views of the turquoise water each morning right from our bed - what a view! You can quickly walk down to the beach via a short path of stones shaped like sand dollars which was so cute. The bay feels mostly private but there are a few beach vendors towards the far end where we were able to grab a quick bite and a drink - including fresh coconut drinks that are made right in front of us! We ventured to a few other beaches (Grace Bay and Blue Hills) and each time we came back to Sapodilla Bay, it reminded us how much we loved this little slice of paradise. Julian was our house manager and he was extremely helpful from the moment we landed at the airport. We felt so welcomed by the Isle Blue staff which was refreshing as our travel experience had been pretty hectic. I highly recommend booking your next stay with Isle Blue!
