While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Maximum capacity of 20 guests (combination of seating and standing, including villa guests)
Rental rates: Above 1.5 times the villa's maximum occupancy, an event premium fee of 1200 USD is applicable (subject to 7% VAT)
The Event premium fee is for 24 hours and an additional fee may be applicable for subsequent parties.
Minimum nights: Minimum as per the season schedule.
A cleaning fee of up to US$450 may be charged on-site to the Guests in case the service of a professional cleaning company is required.
Security deposit
● Security damage deposit: Refundable US$ 2,000 (THB100,000) is required to cover any potential damage, payable on site.
● The security deposit is refundable provided no damage or deep cleaning at the villa is required.
Music and event curfew is until midnight only.
Kindly note that we are a strong advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not all owners condone the hiring and use of elephants and/or other wildlife for any events held in the villa and the immediate surrounding areas of the villa i.e. beach.
Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
Sky Lanterns are also prohibited by the local government in Koh Samui.
Terms and conditions:
The villa does not allow unregistered guests to stay overnight. Overnight guests are restricted to 2 guests per rented bedroom and must be declared. Guests are responsible for the set-up and clean-up of the event. The event may not occur within 24 hours of departure. For example, with Saturday departure guests must hold the event on Thursday or sooner. Guests must abide by local ordinances.
