The main living space is housed on the upper story of the main pavilion and serves as an all-in-one open-planned TV salon, dining room, gourmet kitchen, and open-air balcony that's ideal for entertaining. In contrast, the ground floor conveys the feel of the cloistered sanctuary, thanks to the central pool and inner courtyard garden.
Featuring six bedrooms including two master suites, each bedroom offers a private haven complete with a king bed, entertainment system, and an en-suite bathroom with outdoor courtyards or walk-in shower and bathtub, as well as direct access to the pool or sea. For al fresco days and nights, a lovely stone path leads to a stunning sunken poolside pavilion to enjoy delicious feasts whipped up by your very own personal Thai chef.

- Cancellation Policy: For cancellation greater than 60 days prior to arrival, 25% of the gross rental rate is forfeited. Please note Christmas, New Year and Chinese New Year reservations are non refundable.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Security Deposit:
● Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected.
● Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
● Security deposit is refundable provided no damage or deep cleaning at the villa is required.
Other requirements:
● Pre and post event day events are allowed and can be arranged with a separate fee of USD 600 + 7% tax.
● Music and event curfew are until 12 midnight only.
● Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach.
● Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
● Sky Lanterns are also prohibited by the local government in Koh Samui.
Terms and conditions:
The villa does not allow unregistered guests to stay overnight. Overnight guests are restricted to 2 guests per rented bedroom and must be declared. Guests are responsible for the set-up and clean-up of the event. The event may not occur within 24 hours of departure. For example, with Saturday departure guests must hold the event on Thursday or sooner. Guests must abide by local ordinances.
