Perched at the edge of one of Jamaica's most coveted stretches of coastline, Sundown is a masterfully staffed private estate where 125 feet of white sand beach meets the luminous turquoise waters of Discovery Bay. Marble floors, beautifully appointed interiors, and a staff of eight — including butlers, a private chef, housekeepers, a gardener, and round-the-clock security — ensure that every moment here feels effortless and unhurried.
The Estate Meals are served wherever the mood takes you: at the elegant indoor dining room, al fresco on the verandah, or beneath the seaside gazebo as the sun melts into the bay. For a truly unforgettable evening, the staff will arrange a torchlight beach party complete with an open-air grill crackling with lobster, fresh fish, steaks, chops, and jerk chicken — the kind of night that becomes the memory of the trip.
The 17' × 28' pool anchors the outdoor living space, surrounded by a SONOS sound system that extends across the pool deck. Inside, an 85" plasma TV anchors the living room, with televisions in every bedroom and a PlayStation for quieter evenings in.
On the Water & On the Beach Two sea kayaks, two paddleboards, a Hobie Cat, a Sea Bike, and snorkeling equipment are all complimentary — the bay is your playground. A beach barbecue, seaside gazebo for lunches and sunset watching, and a freshwater pool shower round out the waterfront experience.
For Families Sundown welcomes guests of all ages. A complimentary crib, Pack 'n Play, and two highchairs are available for little ones, while ping-pong, basketball, croquet, badminton, volleyball, and board games keep everyone entertained on land.
Practical Luxuries Starlink Wi-Fi, a printer, bathrobes, and premium bath amenities are provided throughout. A portable SONOS speaker travels with you wherever the day leads.
Beyond the Gates Just across the bay, additional water sports equipment is available for rent. The vibrant town of Ocho Rios — 30 minutes away — offers world-class restaurants, nightlife, open-air craft markets, dolphin encounters, spa retreats, Martha Brae river rafting, Dunn's River Falls, Mystic Mountain zip lines, bobsled rides, and plantation tours. Montego Bay's international airport is a scenic 60-minute drive along the north coast.

Puerto Seco Beach: Complimentary to guests on Discovery Bay. Located near the entrance of Fortlands Road (a 10-15 minute walk or 3-minute drive from your villa), is the newest water park & beach club on the North Coast. For various fees, guests may enjoy the large aqua park, scuba diving, snorkeling, kayaks & paddle boards. The club hosts a full-service bar and restaurant and private beach cabanas or sun loungers for rent.

Credit is based on total booking value before taxes and fees. Credit applies to experiences only and cannot be used toward villa rental, taxes, or fees. Credit must be used during the booked stay and expires at checkout. Cannot be combined with other offers and has no cash value. Valid only on new reservations made within the booking window.
