Timbuktu is an exquisite contemporary villa that boasts a stunning seafront location. Upon entering through intricately carved doors, you are welcomed into the main living area, which exudes modern elegance. Adjacent to this space, a covered verandah and dining area extend towards the pool, offering multiple spots for relaxation and dining. The villa features luxurious, state-of-the-art bathrooms and bedrooms, each equipped with private terraces or balconies that provide breathtaking sea views.
Outside, on the lower-level lawn, you will find a delightful BBQ area, perfect for al fresco dining or unwinding. Additionally, there is a dedicated space for outdoor yoga, offering a serene vista overlooking the sea.
A set of stairs leads to the jetty, where guests can indulge in snorkeling and swimming during calm sea conditions. Located approximately 100 yards from the jetty, there is a renowned dive site accessible via shore diving or by boat. The villa enjoys a fortunate position between two fish sanctuaries, making it an ideal destination for snorkeling and scuba diving enthusiasts. During certain times of the year, guests may even witness a turtle release nearby, as part of a significant marine sanctuary program—an enchanting experience for visitors of all ages.

- Cancellation Policy: General Conditions: For cancellations greater than 61 days prior to arrival, 25% of the deposit paid is forfeited. Cancellations within 60 days, 100% of gross rental is forfeited. Thanksgiving Conditions: For cancellations greater than 91 days prior to arrival, 25% of the deposit paid is forfeited. Cancellations within 90 days, 100% of gross rental is forfeited. Please note for Thanksgiving week all payment are non refundable for the following villas: Rio Chico, Lime-Acre, and Sundown. Holidays/Festive Conditions: For cancellations greater than 121 days prior to arrival, 25% of the deposit paid is forfeited. Cancellations within 120 days, 100% of gross rental is forfeited. Please note for Festive season all payment are non refundable for the following villas: Rio Chico, Lime-Acre, Sundown, Whispering Waters, Keela Wee, Happy Hour, and Sea Grapes.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
