The rustic, Borgo Palmentino hamlet is situated amidst the relaxing rolling countryside, just 3 km from a small town in the region of Perugia and very close to Tuscan boarder. Nestled comfortably into the green heart of Italy, the property dates back over 500 years, has recently been renovated but has kept the original feeling of the historical building while welcoming all modern facilities.

The entire property provides absolute peace and quiet: it feels private and yet is within easy reach of the attractive Perugia and Assisi villages and offers some unique view on the surrounding green hills of Umbria. The houses are filled with light while rooms have beamed ceilings and windows overlooking the park with olive groves and pomegranate trees. The interior is airy and spacious and has been decorated in a classical style.

The hamlet comprises 5 independent apartments sharing 6.5 hectares of landscaped gardens, exterior living spaces with dining and seating areas, a swimming pool, a tennis court, a pool house with a sauna and a chapel (not sacred) as well as a clubhouse for meetings, breakfasts and events. The 5 apartments are fully equipped with air conditioning, WiFi and are equipped.

Borgo Palmentino also comes with a dedicated and professional team to look after you. The estate is truly a place to celebrate events where each guests can also find peace and privacy.  

Borgo Palmentino has the advantage of being situated in an area where the simple pleasures of country living embrace art, history and architecture offering wonderful food and wine in nearby towns throughout the two adjoining regions of Lazio and Tuscany.  Florence and Rome are within two hours drive of the estate and Siena, Arezzo, Assisi, Gubbio, Todi and Orvieto are all close-by.   The region’s capital city Perugia is just twenty minutes away and offers a wealth of cultural activities that include opera and the famous Umbria Jazz and Eurochocolate festivals. Other spectacular hilltop towns include Cortona and Preggio, the latter with its annual classical music festival, as well as the annual Montone Film Festival which attracts an international audience.

The Umbria region is exquisite, mystical, peaceful, and best of all, unspoiled. Centrally located, this once landlocked region of Italy is often referred to as the green heart of the country and it is an especially verdant region of mountains, rolling green hills, forests, tumbling rivers, lush farmland, hiking trails, vineyards and awe inspiring and time transporting views.   Out of Umbria come extraordinary and highly regarded wines, both red and white, olive oils, exquisite truffles, first rate prosciutto, sausages and other pork products, honeys, cheeses - and much more.

  • Mandatory Fee for Travel Planning and Local Taxes: €1020 per week

For new bookings the Property Manager is modifying the payment policy as follows :
~ 30% deposit due at the time of booking to confirm the reservation
~ Balance due 90 days prior to arrival

For new bookings the Property Manager is modifying the cancellation policy as follows :
~ If guests cancel the reservation more than 31 days prior to the arrival, 10% of the Gross Rental will be forfeited. 
~ If guests cancel the reservation within 30 days of the arrival date due to Covid-19, a voucher credit will be available for travel to the same property until December 31, 2021. 

Note: This exceptional cancellation condition applies for Covid-related only cancellations. Proof that guests cannot travel will be requested.

Common Questions
Do we share the villa? click to close
No. You will not share the villa with another party. The villa is exclusively yours. If a larger villa offers a lower bedroom rate category, the villa will remain exclusively yours but the unrented bedrooms will be locked off.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
Are we protected from fraud? click to open
Yes. Isle Blue stands behind you throughout your entire vacation. Unlike other companies, each property we offer has been hand picked to ensure that our standards are met. All property managers are vetted and payments are required to be held in escrow. Our primary obligation is to ensure your satisfaction and to have an exceptionally memorable vacation.
Can you explain the reservation process? click to open
Once a reservation request is received, Isle Blue will request a contract from the property manager for your dates of interest. Once the dates are confirmed and contract is received from the property manager, a payment will be required to confirm your reservation.
Once a reservation is confirmed, a concierge will welcome you to the planning stages of your vacation to assist with arrival logistics, rental cars, transfers, and a host of concierge services.
Can we arrange an early check in? click to open
Early check in may be possible but is at the sole discretion of the property manager. Early check in permission may not be granted until 24 hours prior to arrival.
Can we arrange a late check out? click to open
A late check out is rarely granted due to the turnover needs of a villa. A late check out may only be granted 24 hours prior to your departure from the property and only when there is no check in scheduled on the day of your check out. If a late check out is urgently needed please contact us.
Are transfers to the property included? click to open
Select villas may include a one way or roundtrip airport transfer while others may provide an escort or meeting point. Arrival logistics will be handled by your dedicated concierge as well as other concierge needs. The property's transfer policy will be listed under the Policies section.
What to expect upon arrival? click to open
In general, a villa orientation will be provided along with a key turnover. During the orientation, information and instructions for the property will be provided. Emergency contact information will be provided. We are available 7 days a week to assist with any urgent needs.
The arrival procedures vary from villa to villa, select villas may include welcome provisioning while other properties will provide basic arrival information.
What is the cancellation policy? click to open
Since these vacation homes are one of a kind properties, the cancellation policy is strict. We highly recommend considering trip/travel insurance to protect against any unexpected cancellations or issues that may arise.

What happens if the property becomes unavailable after I reserve? click to open
In the unlikely event, the rented property becomes unavailable due to a major issue that may affect a guest's experience or a transfer of ownership, Isle Blue will coordinate with the property manager to find an alternate property of equal or superior standard that is subject to the guest's approval. If an alternate property is not acceptable to the guest, the guest will receive a full refund.

Yes, we accept all major credit cards. American Express, Visa, Mastercard and Discover are accepted. Please note that credit card charges may be subject to additional fees. There are no fees with payment by wire transfer or check.
In the near future, we expect to accept a greater variety of payment methods and currencies via Stripe.
Is housekeeping included? click to open
Housekeeping tends to be a standard among vacation homes but the frequency may vary greatly depending on the property manager’s standards. Most properties will offer daily housekeeping (except Sunday and holidays) while other villas may only provide a mid-week cleaning. Please refer to the Policies section to learn about the housekeeping frequency of the property.
Are towels and linens provided? click to open
Yes. The property will provide bath and pool towels along with linens. Towels and linens will be refreshed as needed.
Are toiletries and tissues provided? click to open
A property may supply an initial supply of soap, shampoo, toilet paper and paper towels but replenishment of supplies once exhausted may be the responsibility of the guest. Each property varies in their handling of toiletries and paper products.
Is a hair dryer available? click to open
A hair dryer should be available at the property. Upon arrival, please check the bathrooms or closet. Typically, a hair dryer is included in each bathroom.

Typically yes, irons tend to be standard equipment for vacation homes. Please ask the property representative upon orientation for the location of the iron.

The Villa was 5 star. Very well appointed. Great layout. Awesome decor. Very clean. First class all the way.
The staff was awesome. Starting with the concierge in the US (Mary), to the local concierge (Medhi), housekeeping, drivers, Fabulous Feast personnel ( chef Tomas and waitress Charlotte). Just can’t say enough.

Restaurant Recommendations: Bistrot Caribes was awesome. Others like Ocean 82, Rainbow Cafe were also great.
Activity Recommendations: Xisle boat charters was great. Fabulous Feast are incredible

Nid D'amour was magnificent. House is updated, clean, comfortable, and the view is spectacular. Pool was warm (important for my husband), beds INCREDIBLY comfy, kitchen stocked. (they could update their music situation which is circa 1980, but not listening to our own music was eclipsed by views and other house comforts) As great as the house is, the real bonus of this property was the concierge, Axel, and house keeper, Paula. The two took care of our every need and curiosity and were available to us 24/7. No matter how beautiful a spot is, it's the people who truly make a vacation. They were 5 full stars.

Isle Blue could not have been easier to work with. Planning a last minute vacation and they were very accommodating on money transfers and everything. Wonderful.

Villa Comments: This is the most amazing villa that I have ever experienced!!! And yes, it is an experience. Starting with the house - all four bedrooms face the ocean and are private, each with their own bathroom and secluded patio/deck; perfect for four couples or a family. The great room and its view is breathtaking. Not to mention the infinity edge pool. Or private sandy beach. And the turquoise water... don't get me started!!! And to top it off, the villa is fully staffed! Jai, the butler, not only cleans, (don't tell anyone but he washed and folded all our laundry), but he is an incredible bartender!! We have never had better drinks, at any bar or restaurant than the ones he made for us. Can't wait to return! Thanks Bristol Bliss for an amazing vacation!
