This gorgeous estate includes seven-bedrooms and ten bathrooms, making it absolutely ideal for any large group. Kin Ich can comfortably host up to 20 guests, with plenty of space for everybody.
You will be blown away by the outdoor living area, with a gorgeous patio and several covered outdoor seating areas for everybody to hang out and make the most of the beautiful weather. You will love setting up at the bar or making steaks on the grill as you enjoy breathtaking views of the ocean all around you. Inside, you will have a large dining area and fully-equipped kitchen that remain in view of the ocean so even when you are inside, you are right there in the middle of luxury.
Five of this property’s bedrooms include king-size beds with en-suite bathrooms, while another includes a queen and two doubles with its own en-suite bathroom. The final bedroom includes a queen-size bed and two singles and features its own en-suite bathroom. All bedrooms are air conditioned so you can remain comfortable when it gets hot out, and all but one include their own TV.
When you want to take a dip in the sun, you can hop into your own private pool on the deck overlooking the ocean. If you feel like it is time to lay low indoors, spend some time playing pool or watching TV in the lounge. Your house will overlook the beach so that you are only a moment away from stepping into the ocean.
Kin Ich is in close proximity to 5th Avenue, a pedestrian only street with plenty of restaurants, shops, cafes, and nightlife for everybody. You will also enjoy being treated to your own daily chef and butler services so that you feel cared for on your entire trip.

Our vacation was a once in a lifetime experience! The Villa was impeccable- it had everything we could ask for and more. The staff was warm, dedicated and provided outstanding service. The chef created Masterpieces at every meal. Marino is a magician. Aldo and Tony were top notch and looked after each of us like we were royalty. This property was amazing in every way! The pictures and video do not do it justice. We were greeted at the door and givien a tour and we needed it because this house is huge. Super comfortable, clean and modern. It was absolutely gorgeous. It’s located in a double guard gated community. The location is private and secure, yet close to shops, restaurants, the beach and nightlife. This house will give you the opportunity to relax, be catered to, and bond. It easily accommodates a large group of people and allows enough space for privacy and alone time. The pool and Jacuzzi were beautiful. We spent majority of our time there. The staff was superior and beyond polite. The chef was awesome, and went to great lengths to ensure all of our requests were met. All the rooms have there own full bathrooms.
As the days winded down it was hard to think about leaving. We didn't want for anything. Loved, Loved, Loved this house. It was so relaxing and beautiful it made you not want to leave the property and you dont have to. This was an awesome experience. We had an unforgettable vacation and look forward to going back again! Would recommend to anyone looking for an amazing home to rent in Mexico. This vacation was one of the best I have had yet. Awesome job to the staff and owners.
Our stay at Villa Kin Ich was incredible! The house was beautiful, clean, well-staffed, well maintained, and was only steps away from the beach. The chefs made the most delicious food and the staff were attentive and knowledgeable. The ocean view was gorgeous and the house was walking distance to jet ski rentals and shops. We had one of the most amazing vacations we’ve ever had!
Truly the trip of a lifetime! The accommodations were excellence personified. The rooms were big & accommodating, the Chef prepared meals worthy of a 5 Star Restaurant. The house manager literally left no stone unturned. The nightly security guard & the fates community made us sleep soundly at night and the weather, combined with the magical WARM Ocean were the perfect frosting to our delightful cake. I can’t brag strongly enough. Everything was fantastic!

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
Once a reservation is confirmed, a concierge will welcome you to the planning stages of your vacation to assist with arrival logistics, rental cars, transfers, and a host of concierge services.
The arrival procedures vary from villa to villa, select villas may include welcome provisioning while other properties will provide basic arrival information.
