From the pool terrace, visitors can gaze directly at the sea. Floor to ceiling doors and windows allow those inside to enjoy the view as well, and if this is not enough, the stunning rooftop terrace provides 360-degree views that provide options for sunrise or sunset experiences you will never forget.
The interior of the villa uses an energetic palette that counterbalances the natural materials of the overall structure. A rounded banquet in the living room ensures everyone enjoys the scenery, and just a few steps up takes you to the formal dining area and then it is but steps to the jewel of a modern, gourmet kitchen.
There are five bedroom suites in the villa, and they are divided between the ground and second floors. There are three main building bedrooms, known as cabana suites and they each have king beds, courtyard views and luxuriously appointed ensuite baths. The Emperor Suite is a ground floor suite with private palapa, ocean views and large private bath. The Empress suite is on the second floor with ocean views and its own ensuite bath as well.
The Villa Miramar is easily a holiday destination on its own. Offering a truly coveted location, a large amount of space and truly world-class amenities, it would be perfect for a private event, family gathering or getaway with close friends. It offers full staff, and a concierge can even help book a chef if desired.
Note: There is no grid power on Tulum beach. Since Miramar uses a generator to power the air conditioners only at night, they will automatically turn off in the morning's early hours. The air-conditioning units in Miramar will be turned on for no longer than 12 hours per day at nighttime. In case that you need the air-conditioning all day long, an additional fee will apply.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
This villa, situated within the Tulum National Park designated as a protected area by the federal government aims to provide a premier destination that ensures visitor safety, cleanliness, and essential infrastructure, while also preserving the diverse species that inhabit the region. To achieve these objectives, the government has implemented the following guidelines:
- When entering Tulum National Park visitors are required to purchase a bracelet granting access to the area, priced at $61.00 mxn pesos per person per day. Payment Can be made directly at the toll booths located at both entrances to the park (south access and north access) and must be settled via credit or debit card.
- Upon arrival at the park entrance, vehicles may undergo inspection, as food, alcoholic beverages and single-use plastic bottles are prohibited. However, reusable bottles such as thermoses are permitted. This measure is implemented to safeguard the park's flora and fauna.
- Guests are not permitted to bring food into Tulum National Park. However, the property manager can purchase and deliver groceries on behalf of guests for an additional fee of 25% of the grocery bill.
- In accordance with CONANP regulations, alcohol consumption is restricted on the beach and in areas visible to bathers. Alcoholic beverages are permitted within the confines of the properly.
- Motorized vehicles are only permitted to enter the park through the south entrance (Coba Avenue towards the Coastal area), while parking is restricted to designated areas, including Spaces allocated for our clients and guests.
- Encouraging eco-friendly practices, the use of bicycles is promoted within the park to mitigate pollution and protect the local species. A maximum speed limit of 20km/h is enforced to prevent accidents, considering the presence of wildlife in the park.
- Pets, including service animals, are not permitted within the park premises.
- Events or parties, along with music exceeding 65 decibels, are prohibited to maintain the tranquility of the environment.
- Campfires are strictly forbidden at all times without exceptions.
- During the sea turtle nesting season (May to December), visitors must refrain from disturbing or interacting with the turtles in any way.
- To facilitate responsible waste management, comprehensive instructions are provided for waste disposal throughout the park, and visitors are encouraged to adhere to these guidelines diligently.
