The Master Suite, with its high cathedral ceilings, offers breathtaking views of Lipa Noi Bay and the Five Islands through floor-to-ceiling glass doors leading to a private terrace. The en-suite bathroom features a sunken terrazzo bath and a stunning glass wall separating it from the main bedroom. Additionally, the Master Suite includes a separate air-conditioned room suitable for children or as a day spa massage room.
The Beachside Suite embraces the surrounding environment with its glass walls, allowing seamless connection to the pool and the sea. The Garden Suite is enveloped by vibrant green gardens and features an exquisite outdoor bathroom with a sunken tub for stargazing. These suites are perfect for larger families, with an adjoining garden and an interconnecting and lockable door. Part of the Chai Talay Estate, consisting of three exclusive beachfront villas, Baan Kilee ensures a remarkable retreat amidst organic gardens and serene waters that will leave a lasting impression. It can be rented together with the other two villas of the estate, catering to small family affairs, weddings, corporate getaways, wellness retreats, and events.
Please note that the villa follows a Green Policy, being entirely plastic-free. Single-use plastic bottles, bags, straws, and cutlery are not provided, and guests are encouraged to bring their refillable water bottles. Alternatively, branded aluminum bottles are available for purchase at the villa.

Private Chef is experienced in Western, Chinese, Asian, Vegetarian and children's dishes. Special requests can be accommodated (including special diets). Chef shopping service and pre-arrival shopping service is available at grocery bill + 20% handling fee.
- An additional kitchen hand is required if either one of the following conditions apply:
○ The number of staying adults in the villa is 14 persons or more;
○ The number of staying guests including children in thevilla is 18 persons
or more.
- Meals will be served buffet-style or in two sittings as required. If a la carte style is preferred, an additional chef may be required.
- An additional kitchen hand costs THB1,000++ per day whereas an additional chef costs THB2,500++ per day. Rates are subject to 10% service charge and 7% VAT.
- Reservation deposit is 35%. Full balance is due 90 days prior to arrival.
- Cancellation Policy: For cancellation greater than 60 days prior to arrival, 25% of the gross rental rate is forfeited. Cancellation made between 60 and 30 days prior to arrival, 55% of the gross rental rate is forfeited. Cancellation made within 30 days, 100% of the gross rental rate is forfeited. Please note Christmas, New Year and Chinese New Year reservations are non refundable.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Maximum seating
● Outdoor: 80 guests and up to 150 guests if booked together with capacity neighboring villas.
● Cinema Room: 20 guests
● Dining Area (fan only): Up to 70 guests
Minimum nights
● Minimum 3 nights stay is required during intermediate and high seasons.
● Minimum 5 nights stay is required during peak season.
● Minimum 7 nights stay is required for Christmas and New Year season.
Event Fees
● USD 1,200 (subject to 7% tax) for up to 80 guests.
● USD 1,500 (subject to 7% tax) for up to 150 guests.
Small Group Events
● For smaller group events (under 25 people) using the villa’s facilities and staff, a coordination fee of THB 10,000 is required.
Other Charges
● An additional fee of THB 2,000 has to be provided to the Villa Manager, payable by the event organizer for the indirect support given (please note that this is not considered a tip).
Security Deposit
● Where the number of guests exceeds 1.5 times the occupancy of the villa, a security deposit of THB 100,000 will be collected.
● Where the number of guests is less than 1.5 times the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
● Higher security deposit of THB 300,000 will be collected should pool platforms be required for the event.
● Security deposit is refundable provided no damage or deep cleaning at the villa is required.
Other Requirements
● Guests are required to have an event organizer when an event fee is charged.
● Pre and post-event day events are allowed and can be arranged by the staff for casual setting (up to 50 guests) with a separate fee of USD 300-600 + 7% tax.
● For any events/ weddings with more than 80 guests, it may be required to book 2 villas in the Chai Talay Estate to use the beachfront lawn.
● For any events/ weddings of more than 120, it may be required to book all 3 villas in the Chai Talay Estate subject to the style of the wedding.
● Chai Talay weddings and event fee is reduced to 50% when 2 or more villas are booked for 5 nights.
● Outdoor music curfew is until midnight only. Parties may continue until 2 am if held indoors in the breakfast room.
● Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and the immediate surrounding areas of the villa i.e. beach.
● Fireworks are only allowed for weddings, and a permit needs to be approved by local authorities at least 2 weeks before the event.
● Sky Lanterns are also prohibited by the local government in Koh Samui.
Terms and conditions:
The villa does not allow unregistered guests to stay overnight. Overnight guests are restricted to 2 guests per rented bedroom and must be declared. Guests are responsible for the set-up and clean up of the event. The event may not occur within 24 hours of departure. For example, with Saturday departure guests must hold the event on Thursday or sooner. Guests must abide by local ordinances.
