Baan Ban Buri is part of the esteemed Dhevatara Residence, a secure gated community comprising eight properties. Five villas are positioned directly on the beach, while three sea view villas offer stunning vistas from their hillside locations. The variety of designs ensures that guests can select the option that best suits their preferences, whether it be breathtaking sea views or direct access to the estate's pristine beachfront.
Please note that two kayaks are shared among all villas within the estate, providing an opportunity for aquatic adventures. Additionally, a shared barbecue facility is available for guests to savor outdoor culinary delights.

For larger groups or special occasions, Villa Baan Ban Buri can be rented together with the other villas within the estate: Baan Benjamart, Baan Feung Fah, Baan Kularb, Baan Leelawadee, Baan Maliwan, Baan Ratree, and Baan Bua Sawan. This allows for a combined total of 31 rooms, accommodating even the most expansive gatherings.

- Cancellation Policy: For cancellation greater than 60 days prior to arrival, 25% of the gross rental rate is forfeited. Cancellation made between 60 and 30 days prior to arrival, 55% of the gross rental rate is forfeited. Cancellation made within 30 days, 100% of the gross rental rate is forfeited. Please note Christmas, New Year and Chinese New Year reservations are non refundable.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Security Deposit
● Where the number of guests exceeds 1.5 times the occupancy of the villa, a security deposit of THB 100,000 will be collected.
● Where the number of guests is less than 1.5 times the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
● Security deposit is refundable provided no damage or deep cleaning at the villa is required.
Other requirements
● Pre and post-event day events are allowed and can be arranged with a separate fee of USD 600 + 7% tax.
● Music and event curfew are until midnight only.
● Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and the immediate surrounding areas of the villa i.e. beach.
● Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
● Sky Lanterns are also prohibited by the local government in Koh Samui.
Terms and conditions:
The villa does not allow unregistered guests to stay overnight. Overnight guests are restricted to 2 guests per rented bedroom and must be declared. Guests are responsible for the set-up and clean-up of the event. The event may not occur within 24 hours of departure. For example, with Saturday departure guests must hold the event on Thursday or sooner. Guests must abide by local ordinances.
