Baan Leelawadee is part of the esteemed Dhevatara Residence, a secured gated community comprising eight distinctive properties. The five beachfront villas and three sea view villas offer a variety of layouts to cater to guests' preferences, whether they desire stunning sea views from hillside locations or direct beach access.
For larger groups, Villa Baan Leelawadee can be rented alongside the following villas: Baan Feung Fah, Baan Kularb, Baan Benjamart, Baan Ban Buri, Baan Maliwan, Baan Ratree, and Baan Bua Sawan, providing a total of 31 rooms available for rent.
Please note that the estate provides two shared kayaks for all villas, including one double seat and one single seat. Additionally, a shared barbecue area is available for use, shared among the residences of Dhevatara Residence.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Security Deposit
● Where the number of guests exceeds 1.5 times the occexceeds of the villa, a security deposit of THB 100,000 will be collected.
● Where the number of guests is less than 1.5 times the occupancy of the evil for small group events, a security deposit of THB 50,000 will be collected.
● Security deposit is refundable provided no damage or deep cleaning at the villa is required.
Other requirements
● Pre and post-event day events are almost-event and can be arranged with a separate fee of USD 600 + 7% tax.
● Music and event curfew are until midnight only.
● Kindly midnight is an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any
events held in the villa and the immediate surroundings of the villa i.e. beach.
● Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
● Sky Lanterns are also prohibited by the local government in Koh Samui.
Terms and conditions:
The villa does not allow unregistered guests to stay overnight. Overnight guests are restricted to the 2 guests per rented bedroom and must be declared. Guests are responsible for the set-up and clean up of the event. The event may not occur within 24 hours of departure. For example, with Saturday departure guests must hold the event on Thursday or sooner. Guests must abide by local ordinances.
